According to data processed by Santandrea, Gabetti Group’s brand dedicated to luxury, in 2010 prices will be still slightly lower, but commercial transactions will raise. Milano will be better than Rome. A good part of money coming from the shield will be used in the brick, not in the trading.
As regards the figures, the price estimated decrease will be of 5%, but notwithstanding these shadows, the request of investment with outlay expectations is increasing of 10-12 thousand euros per square meter.
Dealing with investments and not with first house, the trend is generally the same. They are two/three-room flats in central areas, to rent for short time spans for 2000-2500 euros per month. The rental demand of valuable houses for about 3500-4000 euros per month has in fact fallen and the real estate that previously were rented for 5000 euros per month are not placed anymore in the market.
In Rome, in particular, the availabilities of the Embassies, of the banks and of the multinational companies have decreased. Milan has a better situation, especially when a garage box can be offered next to the valuable building, a real luxury in the historical city centre. In Milan downtown the scarcity of real estate offer with some requirements (like a balcony) has prevented the collapse in prices.
